Joan Velazquez is a partner in Ervin Cohen & Jessup’s Real Estate, Taxation Law and Business & Corporate Law Departments.  She heads the firm’s real estate and real estate lending practice groups.  She represents real estate owners, developers, investors, lenders, contractors and asset managers in connection with a wide range of projects, including the acquisition, financing, development, leasing, management and sale of office buildings, industrial parks, shopping centers, low-income projects, mixed use projects, industrial developments and hotel and resort projects.  Ms.  Velazquez is experienced in the formation of partnerships, joint ventures, limited liability companies and arranging complex capital structures, including highly leveraged mezzanine financing, subordinated lending arrangements and other creative solutions.  She has helped guide clients with distressed properties successfully restructuring existing debt.  Ms. Velazquez has structured, documented and closed more than a billion dollars of financing transactions over the past few years successfully resolving all impediments.

Too many lawyers spend their time telling their clients what they cannot do.  Ms. Velazquez is a creative problem solver and proven deal maker who never loses sight of her client’s business goals.  She understands that her job is to mitigate her client’s legal risks while letting the client realize its vision and do what it does best – operate and/or grow its business.

Ms. Velazquez is admitted to the State Bar of California.  Ms. Velazquez received her J.D. from the University of Southern California Law Center in 1978.  While at USC, she was a Judicial Extern for the Honorable Justice Otto Kaus.
